Shoal Creek Village is one of the first neighborhoods you reach inside Grasslands — through the guard house, left, and right onto Shoal Creek Village Drive. It is a single-family village of quiet cul-de-sacs with a lakefront setting, built as Grasslands was taking shape. Buyers who want an established street, mature trees, and a home with some breathing room — without going to the far back of the community — tend to land in Shoal Creek.
Shoal Creek homes were built between 1990 and 2000 and range from about 1,538 to 2,951 square feet on lots of roughly a fifth to a third of an acre. Most are 2- to 3-bedroom single-family homes, some two-story, on interior cul-de-sac lots or waterfront lots with lake views. The floor plans are the comfortable, livable layouts of 1990s Florida building, and many homes have been updated by long-term owners over the years.
Recent listings show the Shoal Creek HOA at about $482 per month, which includes lawn care — making this a low-maintenance village without the patio-home format — along with the 24-hour guard service and private roads. Club membership is separate from the HOA. See Grasslands membership costs on the main Grasslands page.
Shoal Creek has the settled feel of a neighborhood that has been loved for thirty years: big oaks, quiet cul-de-sacs where kids ride bikes, and water at the end of the street. It is one of the most convenient spots in Grasslands — close to the front gate for quick trips to Lakeside Village, but far enough in that the streets stay calm. For buyers priced out of the newer villages, Shoal Creek is often the smart way into Grasslands: the same guard gate, the same club, and a real single-family home.
Shoal Creek is just inside the main Grasslands gate in South Lakeland, off Harden Boulevard. Lakeside Village shopping and dining is a few minutes away, downtown Lakeland and Lakeland Linder International Airport are each about 15 minutes, and the Polk Parkway connects you to I-4. Homes are zoned for Polk County public schools serving South Lakeland; ask Elizabeth to confirm zoning for a specific home.
